Rooms and apartments
The villa is always rented as one unit, including all the 5 apartments and all common spaces including the pool and all outdoors cooking areas and terraces.
Our villa is perfect for vacations for groups of guests up to 14, such as family reunions, company gatherings or groups of friends. There are plenty of beautiful spaces to be together, to work together, to play together and to cook together, yet you can have privacy as well in your own apartment with its own kitchen, bathroom and outdoors sitting area.
There are 6 double beds and 2 single beds, spread across 5 apartments. Apartment 1 is the main one, with two separate bedrooms with own bathrooms and the very large kitchen, lounge and dining area with lounge and dining area for all 14 guests. This is our common room, and the space to be together indoors, if you wish so.
All apartments are listed below, so that you can plan your stay well in advance.
Apartment 1

Two-part apartment, A and B, with 2 beds each. Total of 4 beds, in two bedrooms (double+single, double+single), three bathrooms (w/ showers), large living room with dining/seating for 14, luxurious lounge area (w/ two additional sofa beds), outdoors terrace area w/ seating for 18, large modern kitchen with equipment and space for making dinners for large groups. Air-condition, TV, Wi-Fi, washing machine, drying machine, dishwashing machine, water cooler, portable fans, hair dryer, iron, bed linen, bathroom towels, pool towels. (max 6 pax)
There are several sleeping-chairs and foldable matrasses in case of extra beds needed in each apartment, and in apt1 we have two good folding beds. But we prefer that you don’t cram in more people than “real bed” as it may spoil your feeling of comfort.
All bathrooms have everything new, and decent water pressure. As the water is from a mountain spring (it is the water that the villagers drink), we filter it through our water cisterns of 20.000 liters, and we always have water. Still, please don’t use water irresponsibly, as it is a precious commodity in the dry summer months. Our mountain spring never dries out, but we take care not to do the watering of the garden during daytime, and not to waste water. We also need to be good neighbors to the villagers.

Gardens and common rooms and amenities for all apartments
- Wi-Fi throughout the house and gardens, both ADSL and mobile net (speed 8mb on ADSL, and 30mb on mobile)
- One of the largest swimming pools in the Boka area, with infinity views over the bay (10m x 4m), with outdoors shower and sunbeds on a large terrace next to the pool
- 2500m2 gardens, with old fig trees, cypress, jasmine, mimosas, laurel, lavender and lots of other local flowers, including lantana, hence the first name, and several old fig trees, hence the second name 🙂
- Four large outdoor terraces, and three traditional outdoor cooking facilities (one with gas grill, one with a traditional sace for cooking under cinder, one open summer kitchen)
- The whole house is 400-years old village stone complex of living quarters, storage rooms and stables, lovingly refurbished for maximum comfort and enjoyment.
- Perfect for a large family reunion (up to 20 pax) or a company retreat (w/ 5 full apartments or max 8 pax if all to sleep in separate beds), with common working areas and individual working areas and great collaboration facilities.
- Great hiking areas in near vicinity, with old village paths going straight through the property, and 10 minutes driving distance to the beach or the city centre.
- Easy access to transportation through two local taxi companies (Taxi More 19730 and Taxi Maestro 19750).
